Transferring your Deed

I would recommend that you obtain a local St Thomas atty, perhaps Tom Bolt, please see the top of the page.

Steps required to sell or transfer your unit or units.

1: Locate a buyer or transferee.
2: Make sure you have paid your maintenance fees.

3: To obtain a deed, the property owner should contact LaShunda Davenport at Fairfield Resorts, Inc. at 1-800-251-8736 x-91 or 407-370-6254. You must pay the filing fees which are 2.2 percent of the original purchase price, to start the deed process, plus $25.00 for the VI tax clearance letter and $150.00 title search fee which is optional but if any liens were placed it will be picked up here. We cannot start the deeding process until the account is paid in full and the filing fees are paid to have the deed recorded, which are $355.00. If you have a buyer for your timeshare and you want to transfer the ownership, you have the option of transferring the ownership before the account gets deeded to you.
All we need is a written request including the buyers names, address, telephone number and social security number and a check for the processing fee which is $100.00 and the fee to record the deed in to the new owners name is $355.00.
Please let us know what you decide once the account is paid in full. Corrections of the unit numbers in the computer should be handled by the resort (Viola) in the sales dept.
4: If you have a deed you need to get a Tax Clearance letter from the VI St Thomas office stating the VI taxes are paid on your unit.
USVI Tax: They accept charge cards but they want you to fax a copy of the card to them.
Ms. Katrina Culpepper, 340-774-4750 . She can look up the years and give you the amounts for each year if any are due. The parcel number does not show up on the deed but is on the receipt they send you. She can probably find it with information on the deed if you can't find a tax receipt.
5: You may also need a Release from SPM that your Maintenance fees are paid up to date.
6: Draw up a new deed transferring ownership.
7: File and Record the new Deed in St Thomas.
Remember it is YOUR, the Sellers, responsibility to give the unit/s #, week/s # owned, New owners name, address and a copy of the purchase agreement releasing you from Ownership to: SPM , The management Company at the Castle.
Selling Units: For the people who call SPM saying that they no longer own, you need to provide them with documentation.
